Post-Flood Mold Remediation
Mold growth following a flood, burst pipe, or water event that wasn't fully dried.
Post-flood mold appears 24-72 hours after a water event in materials that didn't dry quickly enough. Most commonly we see it in basements that were flooded and "dried" with fans only (no dehumidifiers), or in walls where water was extracted but the cavity behind the drywall stayed wet.
First-hour checklist
- 1
Stop disturbing the moldy material.
- 2
Identify whether the original water source has been resolved - if it hasn't, remediation will fail.
- 3
Document everything: original loss date, what was done, when mold appeared.
- 4
Call us at 240-291-8439. We assess the moisture source AND the existing damage.
How Catalyst handles post-flood mold
- Step 1
Moisture re-survey
We verify the original loss source is resolved AND map all current moisture in walls/floors/ceilings.
- Step 2
Containment + air filtration
Standard mold containment protocol with negative-air HEPA filtration.
- Step 3
Demolition of affected materials
Wet drywall, insulation, flooring underlayment - whatever didn't dry properly the first time.
- Step 4
Antimicrobial + drying
Surface treatment plus complete drying to IICRC standard with dehumidifiers (not just fans).
- Step 5
Clearance + reconstruction
Independent clearance testing before reconstruction.
Post-flood mold often disputes between the original water claim (sometimes already closed) and a new mold claim. Carriers may try to push it under the gradual-loss exclusion. We document the timeline carefully - mold appearing 30-60 days after a water loss is reasonably attributable to that loss, not gradual conditions.
All carrier-specific claim guidancePost-Flood Mold Remediation — FAQ
Almost certainly yes. Mold appearing 2-6 weeks after a water event typically indicates incomplete drying. The original event is the cause. Carriers may push back; we document the chain of causation for the claim.
Most commonly: extraction was done but dehumidification was skipped or undersized. Air movers alone don't dry wall cavities. Without proper dehumidification + daily moisture mapping, hidden moisture remains and mold follows.
They'll often try. With proper documentation showing direct causation from the original water event, the claim usually stays connected to that original loss number. Sometimes we need to file as a new claim with a separate deductible - depends on the carrier.
